Hotel sector of Madrid recorded its strongest August performance on record in 2025, boosted by the annual European Society of Cardiology (ESC) Congress, according to preliminary figures from CoStar.

The event, which draws tens of thousands of international delegates, significantly lifted occupancy and rates during the final week of the month, marking a standout moment for the Spanish capital’s hospitality industry.

Record-breaking results

For August overall, Madrid hotels achieved:

  • Occupancy: 65.3% (+4.8% year over year)
  • Average Daily Rate (ADR): 143.11 euros (+17.3%)
  • Revenue per Available Room (RevPAR): 93.52 euros (+23.0%)

These results represent the highest August levels ever recorded for the market.

Impact of ESC Congress

The impact of the ESC Congress was most evident on 30 August, when hotels reported sharp increases across all performance indicators:

  • Occupancy reached 89.8%
  • ADR climbed to 251.29 euros – the second highest daily rate in 2025
  • RevPAR surged to 225.55 euros, the strongest performance since 26 October 2024, the night of the Real Madrid vs. Barcelona football match.

For travel trade professionals, the data highlights the continued importance of large-scale international events in driving destination performance during off-peak periods. Congresses and sporting fixtures remain crucial demand generators, helping cities like Madrid offset seasonality and reinforce their status as global event destinations.

CoStar’s analysis underlines how major gatherings can deliver exceptional returns for hotels, with ripple effects across the wider tourism economy.
