My Husband And I Want To Buy A House With My Mom And Her Husband.

Location: Maryland. My husband and I (in our 40s) want to sell our home and buy a bigger house with my mom and her husband to be extra support as they get older and spend more time with them. My mom lived with us during COVID and it was amazing and even now they live with us weeks at a time. We are the only kids out of the combined 8 offspring to be open to this arrangement and we’re super excited!

Our plan is to buy a house in the $650k range, they provide a down payment of $200k and my husband and I use our VA loan for the rest. Since we still work, we have full responsibility of mortgage, taxes and utilities and mom and steppops just take care of their health, recreational ventures and enjoy life.

My stepdad has five adult kids and I don’t want them to have any claim or rights on the property and we would like to protect ourselves from any later claims we had undue influence or strong armed him to go in on the joint property. He has bought them all houses and they are the only ones on all his life insurance policies but we do worry about their greed from a few comments they’ve made in the past.

How can we be joint owners, protect the property from step siblings, and our minor child be the inheritor when we all pass?
