My Apartment Complex Lost My Lease And Want Me To Sign A New One.

Hi guys I need a little “I’m a lawyer, but not your lawyer” advice. My lease ended on October 31st so around September 1st my complex sent me a lease to sign. I have lived here since 2020. I signed the lease, received my copy and I thought I was good.
Come October I find out the complex sold and we have a new management company. This has happened almost every year but it never affected me until now.
The complex called me asking if I wanted to renew my lease and I informed them that I had already. They told me they lost it and asked me to send a copy. I did, now they say they can’t have a copy and need me to resign. My question is should I sign a new lease? I am apprehensive because rental laws in Nevada changed on October 1. The lease that I re-signed in the beginning of September did not have a bunch of fees, added to my rent. Those come in a post card along with my utilities. I’m worried they will now add those in. Does anyone know what fees they can charge me for because I pay a lot of them. Thank you for your time.
