Landlord Didn't Disclose An Accessory Unit...

My partner and I are moving to a new state for me to start grad school. We came across a listing for a house - the ad said "Entire house to yourself," and there was no denotation that there were multiple units on the property (e.g., the address was just "100 E. First Street," not "100 E. First Street #1"). In one picture you can see the corner of a garage, but (perhaps naively), we assumed it was just to house the mower, etc. since the landlord did the yard work. We did a virtual tour (never showed the garage) and signed the yearlong lease, which also never mentions another unit on the property.

Fast forward about a month and we go down to visit the city in person for the first time. When we drive by the house, we realize that someone else is living in the garage (we could only really tell from circling the back alley). When we approached the landlord about it today (45 days out from the start of our lease), he said that anyone could see from the photos or Google Maps that there was a garage, and therefore he had "no intention to mislead."

We want out of the lease; bottom line, it just feels icky. The landlord offered us a buyout of two months of rent plus he keeps our security deposit. Is it worth fighting for less (maybe one month plus the deposit) given the situation and the fact that we haven't taken occupancy yet?
