Buying A House With An Impending Separation

My (50F) husband (55M) and I have been married for 25 years. For the last 2 years if not longer it has been a marriage "in name only" and we are intending at some point in the future to separate/divorce. DE has a 6 month separation (separate bedrooms) requirement which we can't currently meet as we are living in a house where we cannot easily sleep separately. I'm also not in a huge hurry to formally divorce because he's currently providing me with health insurance.

About 2.5 years ago my mother died and left me her house in TN, which I sold for a decent amount of money, a lot of which I currently have invested. I am now looking to buy a house with some of this money. The problem is that I have not worked outside the home during our marriage because I was a homemaker and stay at home mom. So my ability to get a job that provides a reasonable amount of income is very limited.

My husband and I are amicable and he has offered to help me get a mortgage on the house I want to buy, so that I don't have to spend my entire savings on the home and have a cushion while I'm trying to figure out my job situation. It seems like our options are limited for a mortgage where the co purchasers will be living separately and the person living in the home won't, at least initially, have income. It's been suggested to me that we could consider purchasing the home as an "investment property" but that would result in a much higher interest rate.

My question is, are there any other options that I'm not thinking of that would allow us to purchase the house jointly and have me live in it alone, while he keeps our current (rental) residence? I was told that in order to get an owner occupied mortgage we both would need to sign a letter of intent that we intend to occupy the home within 60 days and live there for at least a year, but surely situations come up where couples split up during that time period and things can change, right?
