Urgent: Landlord Lost Our Original Lease

So me and my boyfriend moved into our apartment in June of this year. About a month later, the property was sold and a new management company took over. We decided earlier this month that this apartment was no longer a good fit for us since we’re paying for three bedrooms and only using one now. We remember discussing with the old management about their early termination clause when we signed our lease, so we were simply going to pay the fee to get out. Upon realizing that we don’t have a copy of our lease, we went to the office to request a printed copy only to be told that they do not have our original lease. According to the new management they do not have a copy either physical or digital and this is apparently the case with a few other tenants as well. They also told us that they do not have an early termination clause so they best they can do is get us to put in our move out notice so that they can list our apartment. The only issue with that is that we would have to move out by that date regardless of if they have found someone else to move in or not. We would also be rent responsible until they found someone new as well. So now we are stuck in this limbo of knowing that our original lease has an early termination clause but not being able to produce a copy that proves that. The new management offered for us to sign a new lease with them but we do not want a new lease and we know not to sign anything new with them at this point. I guess what I’m asking is: what can we do? We’ve tried getting in contact with the old management company to see if they might still have a copy but we haven’t heard anything back. The most the receptionist was able to tell me was that legally they had to hand everything over to them after the buyout. I’ve reached out to numerous people asking for advice and am currently in the process of trying to get a hold of lawyer for a consultation. If anyone has ANY advice or knowledge that may be able to help us it would be greatly appreciated. Location: Erie, Colorado
