Landlord Is Evicting Me Because City Would Not Turn Gas On Unless Furnace Was Repaired.

Location: Los Angeles County

Hello everyone, I’m reaching out because I received an email outlining formal notice of eviction from my landlord yesterday. No specific reasons have been provided in said email, however, I have been having this battle with my leasing company because I have not had gas in my apartment for the entire two weeks I have lived here. My move-in was on 08/26/205, yet since I was moving from Oregon, I didn’t arrive until 09/13/2025. So since moving in (physically present) I have not had gas in my stove and my heater has not worked either; inspection letter was signed reflecting that everything is functional in unit. Last week, I call and have the city come turn my gas on and the technician they sent said they cannot do so until my leaking furnace is repaired. I inform my leasing company the situation, they bounce the estimate for the repairs around the office and my property manager comes back with “tell the city that the leaking furnace has been isolated and they can come out and turn your gas back on” so I do just that and the representative from the city says “absolutely not. The repairs need to be done first” Fast forward after a lengthy back and forth over the span of several days and approximately 5 different technicians coming to my house to look at the furnace and tell me it’s broken and not able to turn gas back on, my landlord sends me an email at 6pm last night saying that he is now evicting me.

Bottom line: i have a signed inspection letter reflecting that the furnace was functional, stove functional, and upon arrival, none of it was as advertised or reflected in inspection letter. Two weeks without gas to cook on my stove, no furnace… property manager tried strong arming me into having my gas turned on after city kept telling me “NO” and they are still trying to charge me prorated rent too. Do I have rights or a case? Please ask any clarifying questions if necessary. I know this was a lot and very confusing.. I am on the verge of reaching out to an attorney but need to know if I even have a case. Any help is very much appreciated!
