I Sold A Mobile Home To My Sister 20 Years Ago And She Never Recorded The Sale
Location: Colorado
About 20 years ago I sold my mobile home to my sister before moving out of state. Never thought much about it.
Fast-forward to now, and my sister is on drugs, the trailer is a hub for dealers, squatters, and all kinds of unsavory activity. She is currently in a half-way house and being less than cooperative. The trailer is occupied by "friends" of hers doing who knows what.
I just called the DMV and country clerk and my name is the still the legal name on the trailer. The taxes are still in my name, which her father had been paying but is no longer going to do.
The state does not have a process for me to simply remove my name from it like a normal motor vehicle, they say she has to do it. But, I couldn't get her to do it in the last 20 years, I doubt I can now.
Is there anything I can do? We both have a bill of sale, so while I could get a duplicate title and sell it, I assume she could come after me if I did. Can I threaten any legal action? Get a court to void the bill of sale since she refused to title it? I don't care one bit what actually happens to the place, I'll donate it to a charity if I can. I just don't want to get some call about a meth lab exploding or something and my name being the one they come after.....
