Father At Odds With Brothers In Selling Older Brother’s House. Can I (daughter) Be His Designee For Real Estate Proceedings?

Location: Denver, CO

My dad’s brother died 5 years ago, leaving behind a 10 acre property of sizable value in Denver. The property was left to the remaining 3 brothers (my dad + his 2 other living brothers), in the form of an estate (like “Smith Brothers Estate”). My dad no longer lives in Colorado and does NOT get along with the other brothers, especially the one who still lives in Denver. My dad is the youngest and constantly feels belittled and told he is “out of touch” or “don’t know what he is talking about” regarding how real estate and development works.

I think the brothers ultimately want to sell the property, but my dad is so agitated anytime he talks to them, that the conversations go nowhere and no one speaks to each other for weeks. I’ve tried to help get things moving, but the brothers refuse to speak to me, since my name isn’t on the estate - and it’s been made clear to me I am not to be involved.

So, my question is, is there a way to be the designee/POC for decisions regarding the property? Does POA work in this instance, or can POA be shared between my dad and me? Or is that ridiculous?

My dad already has a lawyer but for the early decisions regarding getting appraisals and such, it would be nice to NOT have to pay a lawyer for that stuff.

Any perspectives or suggestions would be greatly appreciated!
