Ex Refusing Offers On Marital Home

I am divorced a year ago, and had a separation agreement we both signed to the effect we would sell the marital home and in any situation we could not agree on the named realtor would make the choice and we would go with it. She is not on the loan, just the house, this is an important thing as she uses this as leverage later. There is a provision I pay for home maintenance costs, and this is where she is causing issues.

We had the house in deferred payments for months while going through the divorce, with text and emails of plans to refinance afterwards. There is also a provision that I make the house payments on time. When the bank attempts to get her to sign off on the refinance, she refuses. She states that she has no reason to, as it will show I am in contempt and not making payments. She also said it won't affect her credit so she doesnt care. She asks me for $20k and she will sign, I refuse as I don't have it, and the house starts to move towards foreclosure as they want $40k in deferment paid up front now.

The paperwork gets messed up after she refuses to sign in transit between the VA and the bank, as the bank sells the loan to another bank DURING the refinance then the program the VA has me going through, VASP, is killed off and my loan paperwork is in limbo. I attempted to make payments but the bank now has no idea who or how I make payments to.

The realtor uses their premier services to increase curb appeal. This cost $22k, and she signed the document (prior to the separation agreement) stating this will come from net proceeds. She also signs the marriage agreement which states realty services, liens, and encumbrances will be deducted from net proceeds.

Offer 1 came in May at $25k under asking but there was $3500 net profits. She refused, saying she needs $20k from me ON TOP of net proceeds because she isn't liable for the premiere services costs. The realtor explained she isn't due anything beyond net proceeds, but she still refused.

Offer 2 came in July, at asking price, $23,000 in net proceeds. Also, the buyer wants to ASSUME my loan at 2.75%, and pay off what I owe and bring it current. She tells the realtor she isn't comfortable letting someone else pay my debts, and it's her proof of contempt so no. I tell the realtor to offer her the entire net proceeds. He does so and she replies that they are already hers, she requires all the net proceeds and $20k from me on top of net proceeds.

The realtor has stated he's willing to testify against her as she has not complied with a single thing he's asked, and has made the selling process impossible. He has stated she has extreme malice towards me and seems more focused on hurting me any way she can than operating in good faith in the agreement.

What legal recourse do I have here?
