Can I Break Commercial Lease Early If Space Is Too Small For Expanding Team? (owner Seems Chill But Want To Know Legal Options)

Alright so here's the situation. I'm in Portland and signed a commercial lease for office space about 6 months ago. Originally got it sized for 15 people since that's what our team was at the time.
Well, turns out business is booming (not complaining lol) and we're looking at adding 15 more people in the next 3 months. Current space is gonna be way too cramped and honestly probably a fire hazard with that many bodies crammed in here.
The lease agreement only has one early termination clause and it's if the company goes bankrupt (which thankfully we're nowhere near). No mention of outgrowing the space or anything like that. I've been putting some money aside each month for business expenses so I have funds to cover moving costs, but I'm worried about losing that security deposit if things go south.
The landlord is actually a pretty cool dude and I think he'd be understanding about the situation, but I want to know what my legal options are in Oregon if he decides to be difficult about it. Like, is there any precedent for breaking a commercial lease due to legitimate business needs?
Has anyone dealt with something similar? I really don't want to get stuck paying rent on two places while we transition, but I also don't want to get screwed over legally if the landlord decides he wants to keep that deposit.
