Foreclosure Activity Jumps 13% From A Year Ago To Reach 2025 Peak

There were a total of 36,128 properties across the country with foreclosure filings in July 2025, up 11% from the prior month and up 13% from a year ago.
That’s according to ATTOM‘s July 2025 U.S. Foreclosure Market Report, released on Thursday. The report includes properties with default notices, scheduled auctions or bank repossessions.
“July’s foreclosure activity continues to trend upward year-over-year, with increases in both starts and completions,” Rob Barber, CEO of ATTOM, said in a statement. “While rising home prices are helping many owners maintain equity, the steady climb in filings suggests growing pressure in some markets.”
Nationwide, one in every 3,939 housing units had a foreclosure filing in July. Nevada led with the highest foreclosure rate (one in every 2,326 housing units with a filing). It was followed by Florida (one in every 2,420 units) and Maryland (one in every 2,566 units).
Among the 110 metropolitan statistical areas with a population of at least 500,000, those with the highest foreclosure rates in July 2025 were Bakersfield, California (one in every 1,538 housing units with a foreclosure filing); Cape Coral, Florida (one in every 1,735 housing units); and Lakeland, Florida (one in every 1,802 housing units).
Of the major metro areas with a population greater than 1 million, Houston led with the highest foreclosure rate (one in every 1,882 housing units). It was followed by Jacksonville (one in every 1,893 housing units) and Las Vegas (one in every 1,914 housing units).
Lenders started the foreclosure process on 24,302 U.S. properties in July 2025, up 12% from the previous month and up 11% from one year ago. Texas had the largest number of starts in July at 3,600 and was followed by Florida (2,891) and California (2,830).
Lenders repossessed 3,866 U.S. properties through completed foreclosures (REOs) in July 2025, a decrease of 1% from June but up 18% from July 2024.
States that had the greatest number of REOs in July 2025 were Texas (377), California (360) and Florida (241).
