Abu Dhabi Hotels Record Highest August Occupancy On The Back Of Events

ARLINGTON, VA. – Abu Dhabi’s hotel sector posted record-breaking performance in August 2025, according to preliminary figures from CoStar, a provider of real estate and hospitality market analytics. The data indicates that the emirate achieved its highest August occupancy rate on record, supported by major cultural and entertainment events.
For August 2025, Abu Dhabi hotels recorded:
- Occupancy: 79.3% (+4.4% year-on-year)
- Average Daily Rate (ADR): AED482.32 (+10.6%)
- Revenue per Available Room (RevPAR): AED382.25 (+15.4%)
In addition to the occupancy record, ADR and RevPAR reached their highest August levels since 2008, underlining the resilience of the market during what is traditionally a quieter summer month.
Impact of live entertainment
The standout driver of performance was the Limp Bizkit concert at Etihad Arena on 12 August. Hotel occupancy peaked at 90.7% the night before the concert, while RevPAR reached AED451.77 on the night of the performance, the highest level for the month. Daily rates also showed significant uplift. The market recorded its highest ADR of AED505.51 on 22 August, demonstrating sustained demand beyond just single-event spikes.

Exhibitions contribute to steady demand
Alongside live entertainment, Abu Dhabi hosted the annual Abu Dhabi International Hunting and Equestrian Exhibition (ADIHEX), beginning on 30 August. The opening night of the exhibition delivered a strong boost to hotel performance, with occupancy reaching 72.8%, ADR at AED457.68, and RevPAR at AED333.28. The combination of large-scale entertainment events and international exhibitions provided a diversified demand base for the city’s hotels, supporting both leisure and business segments.
Occupancy stability across the month
Abu Dhabi’s daily occupancy levels were consistently strong throughout the month. With the exception of only two days, hotels maintained occupancy above the 70% mark, an indicator of steady and resilient demand in a month that historically faces seasonal challenges due to high summer temperatures.
Wider industry context
The performance of Abu Dhabi hotels in August reflects the growing role of events in supporting tourism demand across the Gulf region. Mega-concerts, cultural exhibitions, and business events have become central to destination strategies, helping cities counter traditional seasonality and broaden their appeal to both regional and international travelers.
For travel trade professionals, the Abu Dhabi case highlights the importance of event-driven demand in shaping hotel performance. Concerts such as Limp Bizkit’s at Etihad Arena are able to generate surges in occupancy and RevPAR, while long-running exhibitions like ADIHEX provide steady, reliable demand for several days. Together, they demonstrate how destinations can balance short-term spikes with longer-term consistency.
The record-breaking August results point to an increasingly mature hotel market in Abu Dhabi, one that is successfully leveraging entertainment and cultural programming to fill rooms even during traditional low seasons. With more large-scale concerts and exhibitions on the city’s calendar, the hospitality sector is expected to continue benefiting from demand diversification.
For hoteliers and travel partners, monitoring event calendars and aligning packages or promotions around major performances and exhibitions will remain key strategies to maximize occupancy and revenue potential.
