Landlord Quietly Encouraging Us To List Apartments On Airbnb - Lease And Zoning Prohibits This

I live in a new apartment community that is struggling with occupancy - after 6 months of being open, they're only at 15% occupancy and it doesn't seem to be improving.

Yesterday, I received an "announcement" via our resident portal that the apartment complex has partnered with AirBnB as an "AirBnB Friendly Property" where we can now list our apartments on AirBnB, and the property management company takes a 20% cut from any revenue you earn. They interestingly did not send it as a community-wide announcement email like they do for literally everything else.

Here's the kicker though:

1: My lease prohibits sub-letting of any kind, as do most leases. It clearly states the apartment is to be used for resident purposes only and sub-letting would be a breach of contract.
2: I contacted Salt Lake City Civil Enforcement, and they confirmed this property does not have sufficient zoning to run short-term rentals. It is strictly for residential and mixed-use purposes only; so, long term rentals, commercial properties and so on. When I called and emailed them, they confirmed that "they cannot do this, we will escalate with a local enforcement officer".

Could this be considered a material breach of the lease contract? We're actually interested in exiting the lease as we don't like the area, and this seems like a potential opportunity. What recourse do I have here?
