Friends Are Destroying The Home I Just Bought

Hello, new to this sub, in desperate need of help.

I recently just bought a condo outright. My friends were struggling financially, they are a single income couple, he cannot work until he becomes a legal citizen or it will risk his status. So I offered to rent them a room for a very low rate while they figured it out.

We’ve lived together before, though I wasn’t the owner of that home so it’s a slightly different dynamic.

Their cat was fine for about a week, then started peeing/pooping everywhere. I was away and when I came back had to clean up for about 6 hours before the stink was manageable.

I asked them to take responsibility and find a way of containing their cat when unsupervised and managing the problem long term with training/veterinary care/whatever would resolve the issue. I offered to lend her money to get her cat spayed. They both did a 180 personalitywise and won’t even talk to me anymore, meanwhile their cat is still peeing and pooping on the floor/in my belongings/on the couch.

They have started to turn the thermostat up, and today I came home and it was totally off.

We are in the midst of a heat wave and my animals who live on the top floor were all very hot, panting, and uncomfortable.

I took many precautions to ensure they were comfortable here, including letting them put their name on the utilities, and they receive mail here. And now I’m seeing I did nothing to protect myself.

They are being unreasonable and refuse to have a civil conversation. Is there any legal action I can take here? I cannot live like this.
