Bought A House And 3 Months Later Found The Roof Inspection Was Bogus

During the home inspection there was snow on the roof. Inspector noted "moisture." The specific verbiage in the contract was the sellers agreed to have a "licensed roofing professional" evaluate the roof coverings and moisture and repair if recommended. We had a recent leak and 3 separate roofing companies saying the roof is trash, needs replacement, and that it had been poorly repaired in places. Looked back at all the documents and it turns out the sellers had a neighbor (our new neighbor) send an email that he had "inspected" the roof and there was no evidence of defects or leaks. This man purported a construction company that we can't find anywhere. I know he works in construction but he's not a licensed roofer from what I can tell.

Bottom line is we can't afford a new roof and a lawyer and we really, really do not want to sue our neighbor who lives across the street. By the way- when we moved in he introduced himself and said he had been best buds with the guy who lived in our house for the past 20 years. Does anyone think we can recoup the cost of a new roof from the sellers?
