Vista Springs Readies For Growth With Wellness-focused Luxury Senior Living Model

Operator Vista Springs Living is preparing for an influx of new demand by growing its lifestyle and wellness offerings, according to CEO Lou Andriotti.
With six communities in Michigan and Ohio markets, spanning 500 units and averaging about 80 units per building, Vista Springs is focused on crafting luxury senior living offerings for residents with higher-than-average staff ratios.
The Washington Township, Michigan-based operator is expanding its wellness-inspired senior living operating model while layering in preventative care offerings to promote resident well-being and maintain independence.
The company’s communities are located in the greater Cleveland, Ohio market and in upscale neighborhoods in Detroit and East Lansing, Michigan. All of the operator’s properties were developed from the ground up and are purpose-built, Andriotti said.
“I refer to them as Vista Springs being wellness-inspired communities,” Andriotti said. “This is a lifestyle choice.”
Potential future growth plans for Vista Springs include adding an independent living addition onto one of its six properties, while the company expands its “Full of Life” marketing campaign to attract new residents and position Vista Springs as a “lifestyle choice,” Andriotti added.
Assisted living, known as “catered living” at Vista Springs, includes all-inclusive services spanning dining and programming and is part of Andriotti’s vision for attracting older adults seeking luxury amenities and lifestyle experiences. The company’s memory care segment, known as “rediscovery care neighborhoods,” layers in needed care and support services for older adults experiencing cognitive change.
The operator offers preventative and rehabilitation care services through third-party agreements with outside agencies. Along with a preferred physicians network, Vista Springs can provide the care necessary in assisted living and memory care, Andriotti said.
By the end of 2025, Andriotti said “almost all” of Vista Springs’ communities will be 100% occupied, with the company marketing towards “active older adults” after years of serving higher-acuity residents between 2020 and 2023.
Andriotti pointed to Vista Springs’ average response time to resident nurse call alerts being approximately two-and-a-half minutes, compared to an industry average of a six-minute wait time between alert and staff response.
“We measure it every day, and that’s part of being preventative or being service-oriented,” Andriotti said.
The addition of the future independent living expansion at one of the company’s properties with vacant land under its control will give Vista Springs a complementary aspect to create a “better continuum,” with plans anticipated to get underway next year, Andriotti added.
“With this neighborhood, rather than bringing on more acuity, I think this would be a great complementary piece and the right addition for us,” Andriotti said.
The company’s “farm-to-tablecloth” dining program aims to bring quality fare to residents while offering needed services in assisted living and memory care. It is paired with the company’s tiered-care structure, offering various pricing options for inclusive services.
On staffing, Vista Springs created a bonus program that is a “team-based goal” system for employees, allowing teams with strong sales numbers to improve retention and promote buy-in from existing staff. Other incentives include additional paid time off, as an example, Andriotti shared.
“This team-based sales program creates an environment where people feel more connection,” Andriotti said.
Automated scheduling and technology integration have helped Vista Springs teams better track acuity levels across its communities and length of stay.
“We train our people to be super users on these systems—everything from call systems to workforce management to sales and marketing platforms—so we can fully leverage their capabilities in ways we’ve never been able to before,” Andriotti said.
Given the high cost of new, large-scale construction presently, Andriotti said Vista Springs is also exploring the possibility of adding suites within its memory care offerings to boost revenue in its higher-acuity segment.
