Lcs, Cci Partnering On New Mixed-use Life Plan Community Coming Together Near Los Angeles
California Commercial Investment Group (CCI) is moving forward with its plans to develop a luxury life plan community nearLos Angeles as it prepares for the next generation of senior living customers.
Known as Livelle Mulholland, the sprawling 290-unit life plan community in the historic Los Angeles neighborhood of Woodland Hills includes mixed-use elements, including retail and dining, to help bring the public into the community and create intergenerational connections with residential units above the ground level.
Senior living operator LCS will manage the Livelle community, which aims to meet the wants and needs of incoming older adults including the baby boomer generation. The development’s design centers on tenets of wellness, longevity and hospitality, according to CCI CEO Danielle Hastie, who has worked on the project for the last six years.
“The Livelle is positioned to serve this cohort by delivering a luxury product that caters to those expectations rather than replicating things seen previously in senior living,” Hastie told SHN.

LCS is co-developer on the project in addition to its planned operator. Perkins Eastman is the design and architecture firm for the project.
In designing the community’s amenities, CCI and project stakeholders detailed how socialization, mental engagement and fitness in body and mind were critical “pillars” of the community’s focus on longevity, Hastie said.
After a review of current and future senior living needs in LA, the project team designed the community with a “predominantly heavy independent living component” and smaller assisted living and memory care wings that support it. This aligns with these longevity goals and attracts more active older adults and the senior living customer of tomorrow, Hastie noted. It also stems from market research analysis studies that the team conducted during the fact-finding due diligence phase of the development.
Hastie described the development as catering to older adults seeking “casual luxury” with an emphasis on incorporating outdoor spaces, natural lighting and biophilic design principles into the project.
In this new age of senior living, Hastie said the Livelle planning team reimagined the typical profile of a senior living consumer, noting how more older adults value independence, longevity and choice above all in guiding their decision making in choosing a home for retirement.
CCI / Perkins Eastman CCI / Perkins EastmanThis also blends with the idea that project stakeholders believe older adults are now working, volunteering and staying engaged in their local communities longer, driven by the social and financial might brought by the baby boomer generation.
CCI plans a ground-floor “main street” space to run through the center of the campus. The main street component will function as an internal neighborhood with storefronts including a beauty salon. The community will feature three distinct dining venues including a rooftop wine bar, a casual dining space and a formal dining room for private dinners or events. The area also could include a co-working space and multi-purpose areas for community events or volunteer organizational meetings.
Amenities include a high-tech fitness room with equipment like Pilates machines, plus a resort-style pool with a nearby cold plunge tub, pickleball courts and a “stadium court” with seating to spur connections among residents.
Other amenity spaces support creative pursuits with plans for art studios, a stage-equipped auditorium and a potential “podcast green room” for audiophiles itching to tell stories.
“Developers have to get creative and not expect that our consumers of the future want the same as the senior living consumers of the past,” Hastie said. “Success in the coming ‘golden years’ of this demand will depend on listening to the end consumer and adjusting based on their needs and desires while keeping spaces open and flexible.”
The property itself is a rare find: a 20-acre site that CCI considers “irreplaceable real estate,” and CCI plans to keep 10 acres of the property as open space. This is a “true differentiator” for a senior living development in Los Angeles today, Hastie said, allowing for open space and nature to surround the site. The development will also preserve a knoll of oak trees and sycamore trees with incorporated walking trails.
CCI / Perkins Eastman CCI / Perkins EastmanDespite being in car-centric LA, the Livelle will offer walkability and proximity to many downtown amenities, with the project adjacent to the Motion Picture and Television Fund campus. Residents can access the nearby Calabasas Tennis and Swim Center or the Calabasas Farmers Market on the weekends.
“We can really embrace surrounding amenities with our proximity and there’s not a lot of walkability in Los Angeles,” Hastie said.
Despite cost pressures and development challenges in a time of historic low new senior living construction, Hastie said CCI has “not sacrificed our vision” to meld wellness, longevity and hospitality into a community that uses its surrounding topography and vegetation to bring nature indoors.
