Docmagic Adds In-person Electronic Notarization To Total Eclose

DocMagic has introduced in-person electronic notarization (IPEN) to its Total eClose platform giving lenders and settlement providers a broader range of digital closing options, especially in states where remote online notarization (RON) remains limited or disallowed.

The move extends DocMagic’s digital closing capabilities to cover more use cases nationwide.

While RON continues to gain traction, it is still not authorized for real estate transactions everywhere. IPEN, by contrast, is currently permitted in 46 states and the District of Columbia, allowing many more borrowers to complete a fully electronic signing even when remote notarization isn’t an option.

For lenders, the wider footprint supports greater workflow consistency across markets, leaders said.

“Not every transaction can be remote, but every transaction can be digital,” said Michael Morford, chief technology officer at DocMagic. “By adding IPEN, we’re enabling lenders, settlement agents and notaries to provide the kind of in-person experience many consumers still prefer while maintaining all the efficiency, accuracy and immediacy of an electronic closing.”

A major advantage of IPEN is its adaptability

In states that allow it, notaries can toggle between RON and IPEN within the same transaction — useful when co-borrowers are in different locations or when last-minute changes make remote participation impractical, DocMagic added.

Electronically executed documents are available immediately, which can shorten post-closing timelines, speed funding and reduce paper-related costs.

“IPEN rounds out the Total eClose platform so every closing — hybrid, remote or in-person — can be managed through one trusted digital ecosystem,” said Pat Theodora, DocMagic co-founder and CEO. “This enhancement reflects our commitment to supporting all participants in the closing process and helping our clients deliver a consistent digital experience, regardless of the borrower’s location or preference.”

DocMagic’s IPEN solution requires no specialized equipment and works on any connected device, using the same signing interface already familiar to users of its RON tools.

All notaries in DocMagic’s national network can perform IPEN, and every notary authorized for RON is automatically enabled for the new capability. Optional tools like KBA and ID Verify remain available but are not mandatory for in-person sessions.
