Anywhere Reports Q3 Revenue Growth, Moves Closer To Compass Merger

Anywhere Real Estate reported solid third-quarter growth and shared a timeline for closure of the company’s acquisition by Compass — a deal expected to reshape the competitive landscape for brokerages, agents and service providers.

Third quarter revenue of $1.6 billion represented a 6% year-over-year jump, with operating EBITDA totaling $100 million and free cash flow coming in at $92 million.

Closed transaction volume rose 7% from the same period last year, outperforming overall market growth reported by the National Association of Realtors by more than 2%.

Anywhere and Compass have signed a definitive merger agreement to combine in an all-stock transaction, which is expected to close in the second half of 2026 pending regulatory and shareholder approvals.

CEO Ryan Schneider said the merger represents a major step toward building a stronger, more connected real estate platform.

“The proposed merger with Compass advances that journey by bringing together two of the most innovative and respected organizations in real estate,” he said. “We expect to create a platform where agents, franchisees and employees can thrive while delivering even greater value to homebuyers and sellers across every phase of the transaction.”

Schneider emphasized that the combined company would maintain the unique independence of each of its brands.

“We believe this transaction will deliver the best possible outcome for our customers, agents, franchisees, investors and employees,” he said.

Luxury, franchise, title segments show strength

Luxury sales continued to drive growth, with closed transaction volume up 12% year-over-year across Sotheby’s International Realty, Corcoran and Coldwell Banker Global Luxury.

Anywhere reported a 30% rise in homes sold at $10 million or higher compared with a year earlier.

Franchise expansion also contributed to results. Anywhere welcomed 13 new U.S. franchisees and one international affiliate during the quarter — strengthening its high-margin franchise model.

Title and escrow operations posted a 7% revenue increase, supported by higher transaction activity and its minority-owned mortgage joint venture.

Relocation division Cartus added eight new corporate clients and expanded services for more than 70 existing ones — generating downstream referral business for agents and franchisees.

AI innovation

Anywhere continues to expand its use of artificial intelligence (AI) across brokerage and operations — including automating data entry for listings and buyer agreements.

“We launched an AI-powered tool that extracts and inputs listing agreements directly into our systems, reducing the time it takes agents to enter a new listing from 10 to 15 minutes to under 60 seconds,” Schneider said. “Not only does this save time, but it also optimizes workflows, allowing agents to focus more on serving their clients and closing deals.”

He said the company’s broader technology strategy aims to improve efficiency and enhance the customer experience across mortgage, title, and brokerage functions.

“By improving the end-to-end integrated transaction experience, we can enhance customer service and increase revenue,” Schneider said. “Our strategic use of AI continues to set us apart, earning Anywhere Real Estate the distinction of Best Use of AI by a brokerage for the second consecutive year.” That award was given by Inman’s AI Awards program.

Outlook remains upbeat

The company reported $28 million in cost savings for the quarter and remains on pace to reach its $100 million savings target for 2025.

Transaction momentum has carried into the fall, with open and closed volumes both up in early fourth-quarter data, Schneider added.

Schneider said the company is executing its growth strategy with focus and consistency.
